TRITON APPOINTED TO DELIVER 185,000 SQ FT LOGISTICS SCHEME IN MANCHESTER

Triton Construction has been appointed to deliver a major new speculative manufacturing and distribution facility in Middleton, Manchester for Patrick Properties.

Stakehill 185 is to offer 185,000 sq ft of quality warehouse space, including 12,000 sq ft of office accommodation, over three floors.

The ten-acre site was formerly a 190,000 sq ft distribution centre for Sainsbury’s and was acquired by Patrick Properties in 2009. Planning permission was granted to deliver the new facility earlier this year.

It is located on Stakehill Industrial Estate, a premier, 200-acre logistics park close to the M60 and M62 motorways. Site occupiers include Tesco, Aldi, Booker, Toolstation and Yodel.

Triton Construction has already started ground preparation works on site. It is building a state-of-the-art facility to include Cat A specification offices over three floors, 14 dock loading doors (including two double height Euro dock doors) and 8 level access doors. The warehouse will have a minimum height of 15.5 metres.

External works include the delivery of a 53-metre main yard with gatehouse and associated drainage and lighting. The yard will provide two lane entry and separate exit, extensive parking with 29 trailer parking spaces.  A further rear yard allow potential to extend this.

Paul Clarkson, Managing Director at Triton Construction, said, “We are delighted to be awarded this contract with Patrick Properties which is a very well-regarded industrial property developer. At 185,000 sq ft, it is our biggest logistics project to date, placing us as a strong contender in the ‘big sheds’ delivery market.

“We are enjoying considerable growth in the North-West with new contracts including numerous new facilities for self-storage business, SureStore, the second phase of Mersey Reach and a new warehouse for Tech Folien. We continue to recruit new team members as we pursue our target to increased turnover by beyond £60 million this financial year.”

Stakehill 185 is being delivered to standards to achieve BREEAM ‘very good’ rating. Construction is expected to be complete by April 2022 and the property will be available on lease terms. Representing agents are Savills and B8 Real Estate.

Established in 2002 Patrick Properties is an established property company focusing mainly on the UK industrial market but with interests in office, retail, leisure, and land. It is a subsidiary of Latium Enterprises, a private equity group with headquarters in the UK and USA. The group owns a diverse range of businesses in sector including manufacturing, home improvements, renewable energy, software, technology, property investment and development.

Triton Construction is a £60 million turnover company providing design and build, civils, fit out and refurbishment services. Established for more than 16 years it employs over 80 people across offices in Yorkshire and the North-West.

Triton has considerable experience in delivering major commercial projects. Industrial scheme completions include new offices and distribution facility for food manufacturer Gordon Rhodes in Bradford, and a scheme of three high specification industrial units on Whitehall Road in Leeds.

Other project highlights for Triton in the last 12 months include the ongoing Premier Inn hotels extensions framework, a new testing facility for British institution and gear engine pioneer David Brown Santasalo, and the sensitive refurbishment of the iconic Royal Liver Building in Liverpool.
