Triton Construction has been appointed to deliver a major new speculative manufacturing and distribution facility in Middleton, Manchester for Patrick Properties.
Stakehill 185 is to offer 185,000 sq ft of quality warehouse space, including 12,000 sq ft of office accommodation, over three floors.
The ten-acre site was formerly a 190,000 sq ft distribution centre for Sainsbury’s and was acquired by Patrick Properties in 2009. Planning permission was granted to deliver the new facility earlier this year.
It is located on Stakehill Industrial Estate, a premier, 200-acre logistics park close to the M60 and M62 motorways. Site occupiers include Tesco, Aldi, Booker, Toolstation and Yodel.
Triton Construction has already started ground preparation works on site. It is building a state-of-the-art facility to include Cat A specification offices over three floors, 14 dock loading doors (including two double height Euro dock doors) and 8 level access doors. The warehouse will have a minimum height of 15.5 metres.
External works include the delivery of a 53-metre main yard with gatehouse and associated drainage and lighting. The yard will provide two lane entry and separate exit, extensive parking with 29 trailer parking spaces. A further rear yard allow potential to extend this.

Stakehill 185 is being delivered to standards to achieve BREEAM ‘very good’ rating. Construction is expected to be complete by April 2022 and the property will be available on lease terms. Representing agents are Savills and B8 Real Estate.
