CERT PROPERTY, HEATLEY DEVELOPMENTS & SOUTHWAY HOUSING TRUST UNITE TO CREATE AFFORDABLE CANAL-SIDE DEVELOPMENT IN STRETFORD

Progressive property developer CERT Property has joined forces with Heatley Developments and Southway Housing Trust to aid Trafford Council in delivering their commitment to providing much-needed affordable housing in the borough.  The new one and two-bedroom high quality homes will be built as part of the Stretford masterplan on Edge Lane in Stretford through a partnership between CERT Property and Heatley Developments.

The homes are available for shared ownership at CERT & Heatley’s Royal Canal Works development located on the Bridgewater canal, in one of Manchester’s most in-demand areas, Stretford; recently named in the ‘six cool neighbourhoods to invest in’ by The Sunday Times.

The collaboration between CERT Property, Heatley Developments and Southway Housing Trust sees Heatley Developments contracted to build the scheme. Construction began on Tuesday 3rd May.  CERT intends to start on site with a later phase of housing development on the site of seven houses to commence later in the year, which Heatley’s will also be building.

The scheme recently received funding from the Greater Manchester Combined Authority (GMCA) via the Brownfield Housing Fund. The GMCA has been provided with funding from Central Government to support developments on brownfield sites that have a real positive benefit for the local community and economy.  The affordable properties will be sold through Gecko Homes, Southway’s sales and marketing arm.

Cllr Andrew Western, Leader of Trafford Council, said: “Trafford Council is totally committed to providing more affordable and social housing in the borough. This scheme, along with many others, proves that we are working hard to meet our housing commitments. The regeneration of Stretford is of massive importance to Trafford Council and fits in with our commitment to create thriving town centres. The plans will greatly improve the area by creating valuable green and open spaces and making Stretford an exciting and modern centre for the enjoyment of the whole community and beyond.”

Commenting on the partnership, Managing Director of CERT, Howard Lord said: “ Stretford is seeing a massive amount of interest recently due to the exciting regeneration plans, it’s a great location with great schools, fantastic amenities on the doorstep such as Longford Park and great transport links to the city centre and beyond. This partnership will provide contemporary affordable homes for Stretford, enabling young professionals to live in modern accommodation in an area that would otherwise be inaccessible, whilst also supporting the regeneration of the area.

“Even though we are building an affordable scheme, we’re not compromising on design and location – the building design takes influence from the waterfront surroundings, industrial heritage, and local Art Deco landmark – the 1930s Essoldo Cinema. We wanted to ensure that high quality design and finishes are accessible to those who may not have thought they had the budget to live in a modern apartment, and our deal with our partners Heatley’s and Southway along with the support received from the GMCA to bring this site forward, enables us to do that.”

Commenting on the partnership, Wendy Mills, Head of Development at Southway Housing Trust, said: “We are pleased to be working in partnership with CERT and Heatley Developments to deliver the Royal Canal Works development. The 40 new homes will provide an affordable option for those looking to get on the property ladder. The Trust is focused on offering a safe community and neighbourhood for people to live, work and socialise.”

Southway Housing Trust is a not-for-profit, community-based housing provider with a mission to strengthen local communities. The Royal Canal Works development estimated completion is Winter 2023.
