First phase of major Cheshire industrial park almost complete after three land plots snapped up

The first phase of a major new industrial park in south Cheshire aimed at the logistics and manufacturing sectors is almost complete after three plots of land were recently snapped up.

The three sites on Cheshire Green Industrial Park, located just outside Nantwich off the A51 near the M6, have been bought by two different companies after being jointly marketed by property consultancies Fisher German and Legat Owen.

Spitfire Ltd has bought a 1.93 acre site and a 2.3 acre site, while Everything Genetic Ltd has purchased a 6.71 acre plot which they will develop to provide a bespoke medical manufacturing facility of more than 130,000 sqft.

Phase 1 of Cheshire Green Industrial Park provides a scheme of 12 plots with outline planning permission for buildings used for light industrial, general industrial, and warehousing, storage and distribution, which allows buyers flexibility in what they can build.

Only two plots of land in Phase 1 of Cheshire Green remain, these being Plot 5 (6.14 acres) and Plot 6 (6.25 acres). Following the success of Phase 1, 57 acres of employment land is being released in Phase 2.

Rupert Collis, Partner at Fisher German, said: “Since we started marketing Cheshire Green alongside Legat Owen, we have seen great interest from a mix of logistics companies, manufacturers, and third-party investors looking to build on this site.

“The market for sites like this in Cheshire and the surrounding area remains strong, and the flexible planning consents already secured makes it especially desirable to buyers.

“We are looking forward to selling the remaining two plots on Phase 1 of Cheshire Green and to progress the marketing of Phase 2.”

Matt Pochin of Legat Owen said: “Cheshire Green has proven consistently that it has the ideal qualities that Cheshire businesses want. It’s great that we can enable the growth ambitions of companies like Everything Genetic and we provide homes for growing businesses.”

Clare Hayward, Chair of Warrington and Cheshire Local Enterprise Partnership, said: “The first five years of Cheshire Green Industrial Park have been a great success for the wider Cheshire economy.

“Businesses have demonstrated their confidence in the region by choosing to relocate or set up here – adding real value and creating well paid employment opportunities.

“The variety of businesses that have relocated here shows that this is an ideal location for businesses of all sizes but in particular those that are looking to grow and flourish. We look forward to hearing about more companies locating here in the future and the site enjoying even more success.”

And Phillip Posnett of landowners Haughton Estate added: “With the support of the LEP we have unlocked Phase 1 and look forward to bringing forward Phase 2. A large team has worked hard to get this far and it is pleasing to see fruits of this labour benefitting many stakeholders.”
